Working with us

  • We guide NYC projects from first zoning review to final Certificate of Occupancy. That includes code and zoning analysis, DOB job filings, work permits, coordination with other city agencies, and final sign-offs.

  • Most expediters file paperwork. We start earlier, analyzing zoning and building code before plans are filed, so issues are caught before they become DOB objections. Fewer objections means fewer resubmissions and a smoother approval.

  • We work exclusively on investment and commercial projects. Our clients are real estate developers and investors, and business owners leasing commercial space, on everything from storefront build-outs to new multi-story buildings across all five boroughs. We work hand in hand with their architects, engineers and contractors.

  • Yes. Our team includes DOB-registered Class 2 Code & Zoning Representatives, which allows us to meet directly with plan examiners on your behalf.

Zoning & code

  • A zoning analysis shows what you can legally build on a lot: use, size, height, setbacks, parking and more. The best time is before you buy a property or start design, when it can still shape the decision.

  • Yes. We review the zoning district, existing Certificate of Occupancy and building code requirements to tell you what’s possible, from adding floors to changing a building’s use.

  • We review each objection, work with your architect or engineer on the response, and meet with the plan examiner to resolve it. Our up-front code review is designed to keep objections to a minimum.

Filings, permits & timelines

  • It depends on the job type, the review path and DOB’s current workload. As a rough guide, smaller alterations take 6–8 weeks, and new buildings and major alterations take 4–6 months. We give you a realistic timeline at the start and keep you updated.

  • You’re not legally required to use one. But NYC filings are detailed, and small errors can mean rejections and lost weeks. An experienced team gets it right the first time.

  • The Department of Buildings, FDNY, Department of Transportation, Department of Environmental Protection, Department of Finance and the Landmarks Preservation Commission.

  • Fees depend on the scope of work. We provide a clear quote after reviewing your project. DOB filing fees are separate and based on construction cost.

Sign-off & Certificate of Occupancy

  • A Certificate of Occupancy (CofO) states a building’s legal use and occupancy. New buildings need one, and alterations that change use, egress or occupancy usually need an amended CofO.

  • We walk the building against the approved plans, coordinate final inspections, and file the sign-offs needed for your Certificate of Occupancy.
